The panic is over. You can inspect, you can negotiate, and you can sleep on it, none of which was true three years ago. What you cannot do is wait for a crash that the supply math does not support. Buy when the payment works for your life, and let the timeline be yours instead of the market’s.

Your competition is no longer nothing. Buyers compare your home against newer listings and sharper photography, and they notice. Presentation and pricing earn back their cost several times over. The sellers who struggle this year are the ones pricing off a neighbor’s 2021 result.
